Private lending, as I teach it and as We do it, is a relationship type of financing between my company and another individual. That person can be one of two people. It could be what I call an outside third-party person. Maybe We do not know that person but through marketing, relationships or referrals, We have developed a marriage with that person. I actually have sat down with that person, either in one-on-one or in group settings.

I actually have developed a program in which I clarify to them how they can invest in my real estate investment business. I've gone through and explained my history and my skills and I've shown them bargains, both negative and positive deals. I've explained to them the investment returns they will get. I've explained to them the security they're going to get on their loans. At that point that individual may or might not exactly want to invest with me, but that is an individual that up and that point I did not have a relationship with.
